Short-term Rentals
A short-term rental (STR) is defined as the use or occupancy of a residential property or dwelling unit, in whole or in part, by the public for a fee, for a period of less than 30 days. The City of Cripple Creek recognizes that there are benefits to allowing owners of residential units to rent their properties for periods of less than 30 days. STRs supplement Cripple Creek’s lodging bed base, diversify lodging options, and provide a financial benefit to property owners and the community.
STRs also impact Cripple Creek’s community in various ways. Resident quality of life, parking, affordable housing, and city services are all impacted by the operation of STRs. Due to the potential for adverse impacts, STRs are regulated by the City of Cripple Creek to protect the health, safety, and welfare of residents and visitors, and balance conflicting community needs and interests.
Property owners wishing to rent their residential property or dwelling unit for periods of fewer than 30 days at a time must obtain a STR permit and the required business licensing from the City of Cripple Creek before opening their STR. Timeshare, hotel, motel, and bed and breakfast uses are not considered short-term rental uses.
The application period for STR permit renewals will open this fall. Renewal applications are not yet available; current permit holders will be notified when applications are available. As a current STR business, you will also be required to become compliant with the Adopted Ordinance 2022-10 regulations. As an existing Short term Rental owner, you will not be required to adhere to:
- Multiple STR units within the same premise.
- 200-foot setback requirement from existing STR businesses
Should the number of STRs operating in the city reach the maximum capacity as set by the City Council, no new STR Permits will be issued.
- Interested STR operators should contact the City Clerk’s Office to add their name to the Waiting List to be considered for the lottery. You must OWN the property to be added to the list.
